COMMUNICATION


Communication is key when planning a move. We believe that it is crucial to have someone to depend on in the area that you are relocating to. Having someone that will listen to you and understands what you need will help make your move easier. That's what we are here to do.

We communicate with you in any way that you feel comfortable. We can communicate over Zoom, Facetime, Google Meets, Skype, etc. We are also available via telephone, text message, email, and social media messaging. If you prefer good old-fashioned mail, we can do that too! There will never be a time that you cannot reach us, and you will never be left wondering what is going on. Our job is to be here for you, and we take that seriously.




PREQUALIFICATION


Prequalification is more than just a preapproval for a mortgage. Our prequalification process is several different steps. The most important step, of course, is obtaining your mortgage preapproval. This gives you your negotiating power and tells you approximately what your monthly payment will be. Next, we will listen your wants and needs as well as how you would like to live (locations, nearby activities, etc.) and work with you to determine what area you would like to focus on. Once we know where we are looking, we can narrow it down by determining exactly what your wants and needs are in a home.

​Once the prequalification process is complete we can get to the fun part, finding your home!




THE HOME SEARCH


As experts in the industry, we are always on top of the market and receive immediate alerts when a new home becomes available. This is important as most third-party sites contain inaccurate information or may not be updated in real time meaning the dream home you just found may not actually be available. We will send you everything that meets your criteria and sometimes a home you may not have thought of but could be exactly what you love.

Once you narrow down your list of homes we are here and ready to go tour them for you or virtually with you so you can get a true picture of what it looks like, what the neighborhood or area looks like, what is nearby, and if it is truly what you are looking for.




OFFER AND NEGOTIATION


Preparing an offer on the property you love and negotiating the best price for you based on market value is something we take seriously. Comparable properties that have sold recently are the best indicator of current market value. Your budget and what you are comfortable paying are also just as important. No one wants to be house poor.

We provide you with all of the information that you need in order to make an informed decision and a strong offer based on the right factors and not on emotions or pressure of a tight market.



THE INSPECTION PROCESS


The home inspection process is an important part of the home purchase. Choosing to have a licensed inspector provide a detailed report on the condition of the home allows you to see the age and condition of the mechanicals, roof, electrical and plumbing systems, and structure of the home. We are here to help schedule and even attend the inspection in the event that you are not. A thorough home inspection report can provide you with peace of mind and in some cases, give you additional negotiation power. If additional inspections are required for more in-depth information, we will help you arrange those as well.

In addition to the home inspection, you may also have a complete pest inspection to be sure that your home is pest and nuisance free.



PREPARATION FOR CLOSING


Preparing for closing is more than packing it up and moving it out (though we know that part is not nearly as easy as we make it sound). As you prepare to relocate you will need to handle what feels like an enormous to do list and we will be here on this end to help make that transition easier for you. Our goal is to make sure that your new home is ready for you when you arrive. We will remain in close contact with your attorney (and lender if you have one) to be sure that all documents are in place and everything is on track to close on time.



CLOSING AND KEYS


Here in South Carolina, we are an attorney state. This means that you will close at your attorney's office if you close in person. You may also have the option to do a mail away closing which allows you to sign all of your documents in the presence of a notary and overnight them back to your attorney. If you close in person, you can guarantee that we will be there with you. Once the closing takes place, you will need to wait for the deed to be recorded in order to receive your keys. A property is not considered closed until the deed records. We communicate with your attorney's office to see when the deed is expected to record and confirm once it has so we can release your keys to you as soon as possible.



FOLLOW UP AFTER CLOSING


This is the part where we DON'T disappear into the sunset! Our goal is to always put our clients first and create lasting real estate relationships, which means, we want to be your Realtor for life.
